These Terms of Use govern access to and use of Assumable Alert's website, accounts, property-discovery tools, estimates, and client-service features.

Agreement and eligibility
By using the service, you agree to these terms and our Privacy Policy. You must provide accurate information, be legally able to enter this agreement, and use the service only for lawful purposes. If you use the service for an organization, you represent that you have authority to bind it.
Accounts and security
You are responsible for maintaining the confidentiality of your credentials and for activity under your account. Tell us promptly at support@assumablealert.com if you suspect unauthorized access. We may restrict or suspend access to protect users, the service, or marketplace operations.
Informational and service role
Assumable Alert provides property-discovery information, calculation tools, account features, and a way to request help from a real estate professional. Assumable Alert is not a lender, loan servicer, appraiser, insurer, title company, government agency, or guarantor of any financing, property, transaction, or result.
Using the service, viewing a property, saving a search, or submitting an inquiry does not create a loan commitment, financing approval, purchase agreement, agency relationship, or guarantee that a property or loan is available or assumable. Any professional relationship and its terms must be established separately.
Calculations and estimates
Payments, balances, cash gaps, rates, savings, affordability results, taxes, insurance, closing costs, rent, cash flow, solar-program results, and other calculated values are estimates for informational comparison only. They may use incomplete, estimated, projected, stale, or third-party information and assumptions that do not apply to you.
Estimates are not quotes, offers, disclosures, appraisals, tax or legal advice, underwriting decisions, or promises of eligibility or savings. Verify loan terms, assumption requirements, property condition, costs, program rules, and personal eligibility with the appropriate lender, servicer, real estate professional, insurer, tax adviser, attorney, and other qualified professionals before acting.
Property and listing information
Property availability, status, price, measurements, descriptions, photos, listing attribution, and financing information may come from MLS systems, public records, property-data providers, listing participants, or other sources. Information may change or contain errors, and a property shown on the service may be unavailable or listed by another office or agent.
The source attribution, MLS identifier, listing date, broker or agent details, and other notices displayed with an individual property are part of these terms. Independently review and verify all listing and property information before relying on it.
Acceptable use
Do not misuse the service, attempt unauthorized access, interfere with security or operation, scrape or bulk-extract data without permission, submit false or unlawful content, impersonate another person, infringe rights, or use the service to discriminate or violate fair-housing or other laws.
Third-party services and links
The service may rely on or link to third-party data, communications, maps, websites, or services. We do not control third-party terms, content, availability, or privacy practices, and your use of those services may be governed by separate terms.
Service changes and availability
We may change, suspend, or discontinue features; correct information; remove content; or limit access when reasonably necessary. We do not promise uninterrupted or error-free operation or permanent availability of any property, saved data, feature, or communication channel.
Disclaimers and responsibility
To the extent permitted by law, the service is provided “as is” and “as available” without warranties of accuracy, availability, merchantability, fitness for a particular purpose, noninfringement, or a particular transaction outcome. To the extent permitted by law, Assumable Alert is not liable for indirect, incidental, special, consequential, exemplary, or lost-profit damages arising from use of or inability to use the service.
Changes and contact
